What is a measurement or floorplan service?

Floorplan services are just what they sound like: Based on your requirements, an appraiser will measure the home's dimensions and area, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a document that can be used to prove the accurate Gross Living Area (GLA), the total livable area, of your home. These services are useful and often necessary when disputing property taxes or selling a property.

How do home measurement services work?

During a measurement service, a certified appraiser takes measurements of the home or property with a measuring tool — generally a tape measure or laser measuring device. As they walk the house, they observe the layout of the rooms and other features, like stairs, patios, and fireplaces. They might sketch the property. Then, the appraiser develops a report and a more detailed sketch showing the total square footage and the general layout of the home. The finished report is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documentation, home listings, and more.

When do I need a measurement service?

Tax records often reflect incorrect area of a property because the values can come from many sources, and sometimes go unverified — which means you may be taxed for more square footage than you actually own! Unless a certified appraiser has performed a recent appraisal or measurement service on your property (after any renovation that may have affected square footage), you'll need an appraiser to perform a measurement service before attempting to dispute your taxes. An appraiser determines an accurate Gross Living Area (GLA) of your property so your taxes can reflect your actual square footage — and you can stop overpaying.

Selling a property

A home floorplan service will secure fair market value for your house. Living space is one of the most important elements potential buyers consider when purchasing a home — but since square footage values are often approximated rather than accurately measured, your property listing may show less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only decreases the selling price of your home, but possibly even the number of interested buyers. The only sure method of using an accurate GLA when listing your property is to refer to a previous appraisal or home measurement service performed by an appraiser (after any updating that might have affected square footage).
